Summerlin New Construction
Luxury Builder Communities in Grand Park, La Madre Peaks and The Peaks
Touring a Summerlin model home? Bring Serena to the first visit.
Builders register your agent on that visit, so call before you go.
Summerlin's newest luxury homes are being built in three places: Grand Park and La Madre Peaks in Summerlin West, and The Peaks in Summerlin South. This page compares all 13 builder communities The Heuser Team covers, with builders, floor plan ranges and published starting prices side by side. Each community links to its own full page.
Every builder on this page requires your agent to register you on your first visit to the sales center or model homes, and at several of them a booked appointment counts as that visit. Walk in alone even once and you can lose the right to representation for the whole purchase. Talk to Serena before your first visit to any of them.

The Builder's Sales Team Works for the Builder
The builder's sales team works for the builder. Serena works only for buyers. She has closed 50+ new construction purchases, 24+ of them in Summerlin, and she negotiates the price, the homesite premium, structural options and design center credits before you sign a 50 to 80-page builder contract.
Unadvised buyers routinely overspend $30,000 to $60,000 at the design center. Across 50+ new construction closings valley-wide, the average concession negotiated for past clients has been $43,000. Past results do not predict any individual transaction. Her full process is on the new construction page.
Representation is set on your first visit, so the time to call Serena is before you tour.
Dues and SIDs
Most of these homes carry two association dues, the neighborhood's and Summerlin West's, plus a Special Improvement District assessment billed with property taxes. Ascension carries no SID or LID. Serena confirms the dues and the remaining assessment balance on any specific homesite. Here is how SIDs and HOA dues layer in a master planned community.
Planning Your First Builder Visit?
Talk to Serena before you tour any Summerlin model home, because representation is set on that first visit. If you have a home to sell first, Tom will list and sell it.
