Primrose Park
Two-Story Luxury Homes by Richmond American in Grand Park
Visiting the Primrose Park models?
Talk to Serena before your first model home so representation is registered from the start.
Your buyer's agent must be with you to register you with Richmond American on your first visit to Primrose Park, and a walk through the model homes counts as that first visit.
Primrose Park is a neighborhood of 76 two-story, single-family luxury homes by Richmond American Homes in Grand Park, a Summerlin West village. It opened in December 2025 as part of Richmond American's Aspire collection, with four floor plans from 3,410 to 3,690 square feet.
The neighborhood sits on elevated ground west of the 215 Beltway and south of Lake Mead Boulevard. Summerlin notes views toward the La Madre peaks and the Red Rock Canyon area from select vantage points, and the Beltway connects the neighborhood to the rest of the valley.
Primrose Park Floor Plans
Every plan is two stories, with four to five bedrooms, a two- or three-car garage and 10-foot ceilings. Pricing, incentives and available homesites change often, so confirm current figures with Serena before you tour the models.

Where Primrose Park Sits
Primrose Park is part of Grand Park, in the 89138 zip code. Its raised position within the village is what gives select homesites their mountain views.
The Park at the Center of Grand Park
The village takes its name from the park at its center, planned as the largest in Summerlin and built in phases. The first phase, Council Park at 1001 Kettle Ridge Drive, opened in March 2026. Later phases have no announced opening dates.
Ball Fields
Regulation baseball fields.
Pickleball and Basketball
Six lighted pickleball courts and a full basketball court.
Splash Pad and Playground
A seasonal splash pad and a playground.
Fitness and Picnic Areas
Outdoor fitness equipment, shaded picnic areas and a concession and restroom building.
The New Construction Advantage
Every builder in Grand Park has their own sales team whose job is to protect the builder's margins. Serena works for you. With 20+ new construction closings in Summerlin West and 50+ valley-wide, she knows exactly what each builder will and will not negotiate.
Register Before Your First Visit
Builders generally require representation to be established on your first visit to a model home, so contact Serena before visiting any Grand Park neighborhood.
Negotiate What the Builder Will Not Advertise
Lot premiums, design center credits, closing cost contributions, rate buydowns, and upgrade packages are all negotiable. Serena knows which builders move on price and which ones negotiate on incentives instead.
Protect Your Interests Through Construction
From contract review to construction walk-throughs to final inspection, Serena stays engaged through the entire build.
How Representation Is Paid
After a buyer brokerage agreement is signed, Serena will negotiate on your behalf to have the builder pay the buyer commission as part of the transaction. Compensation is negotiable and is set out in that agreement before you commit.
Across 50+ new construction closings valley-wide, the average concession negotiated for past clients has been $43,000. Past results do not predict any individual transaction.
