Luxury in Summerlin is a price point, not an adjective. Eight communities inside the master plan trade above $1 million, and they are not one market. A guard-gated custom estate in The Ridges, a Toll Brothers ridgeline home in The Mesa, and a Discovery Land residence at The Summit Club answer completely different questions, carry completely different carrying costs, and are priced off completely different comparable sets.

Where Luxury Actually Sits in Summerlin
Eight communities, ranked by where the top of each market sits. The price ranges below are the ranges on each community's own page, not estimates.
The Ridges, $1.5M to $20M+
793 guard-gated acres along the Spring Mountain foothills in 89135. Thirteen distinct enclaves of custom and semi-custom homes, 3,000 to 10,000+ square feet on quarter-acre to 2.36-acre lots, with Club Ridges, a 9,000 square foot residents-only clubhouse. The deepest luxury inventory in the master plan.
The Summit Club, $5M to $15M+
555 acres, Discovery Land Company with Howard Hughes, and the only fully private residential golf and lifestyle community in Las Vegas. Tom Fazio championship golf, desert-modern architecture, 3,490 to 10,000+ square feet, and 136 custom homesites. Membership and real estate are related here but distinct.
The Hills South, to $20M+
Home to TPC Summerlin, the first Tournament Players Club course in Nevada, a private 7,243-yard Bobby Weed design opened in 1991 and owned by the PGA TOUR. Custom estates on the course sit at the very top of the Summerlin North market.
Red Rock Country Club, $600K to $4M+
738 guard-gated acres built 1999 to 2006 by Toll Brothers and Sunrise Colony, with two Arnold Palmer championship courses and a 44,000 square foot clubhouse. Red Arrow Drive carries 87 fully custom estates backing directly to the canyon walls.
The Mesa, $600K to $4M+
Mesa Ridge by Toll Brothers is the guard-gated crown of this 497-acre village: 300+ luxury homes along the Spring Mountain ridgeline across four collections, up to 5,007 square feet, with an on-site fitness center and the best view corridors in 89135.
The Cliffs, $600K to $2.8M+
450 acres terraced beneath a 600-foot ridgeline, Summerlin's southernmost village. Granite Heights by Toll Brothers puts 85 single-story contemporary homes with 10 to 16 foot ceilings directly on the ridge, and Jade Ridge trades above $2M on the larger lots.
Willow Creek in The Willows, $500K to $2.5M+
A guard-gated enclave of four neighborhoods inside one of Summerlin South's largest villages. Willow Falls is a custom home community where properties regularly trade well above $1M, with some of the most architecturally significant residences in the village.
The Canyons and The Trails, to $5M+
Two established Summerlin North villages with custom home enclaves at the top end. The Canyons is home to TPC Las Vegas, the second TPC course in Nevada and a daily-fee championship layout. The Trails carries custom estates above $5M on its largest lots.
What Moves the Number Above $1 Million
At this level, square footage is the least useful thing on the listing sheet. Four other factors decide what a home is worth, and all four are street-level.
