Summerlin is widely regarded as the finest master-planned community in Nevada, and it offers something very few master-planned developments in the country can match: five distinct age-qualified communities, each with its own character, amenity set, price point, and lifestyle identity. Tom and Serena Heuser have guided buyers and sellers throughout all five for over two decades. All five carry homes above $1 million. Much of that sits in resale, where owners who bought new have put years of upgrades into the house and the market now prices it accordingly. Sun City Summerlin
Del Webb, established 1989. Nevada's largest age-restricted community, with 7,779 homes across 2,530 acres for adults 55 and up, home to over 14,000 residents with three semi-private championship golf courses, four clubhouses, and an amenity breadth that no other 55+ community in Summerlin can match. Sun City is the only non-gated option among the five.
Sun City is an established resale community with no sales office or information center. Buyers work through a Realtor.
Siena
Sunrise Colony Company, commenced 1998, now sold out. If Sun City Summerlin is defined by its scale, Siena is defined by its refinement. A 663-acre guard-gated village with 2,001 single-story homes and villas and a Schmidt-Curley designed 18-hole championship golf course threading through cascading waterfalls, tranquil gardens, and Lake Siena. The 38,000 square foot community center is considered one of the finest in southern Nevada.
Age qualification: Siena is age-qualified for residents 50 and up, not 55 and up like the other four communities on this page. It is included here because it is one of Summerlin's five age-restricted communities, but buyers and sellers should be precise about this distinction.
Trilogy by Shea Homes
Guard-gated, in South Square. Opened late 2017 and now sold out. Named Best 55+ Community of the Year in 2020, Trilogy offers a distinctive home collection with both single-story and multi-level floor plans. All multi-level homes include private elevators as a standard feature, with all main living spaces on one level.
Regency at Summerlin
Toll Brothers, guard-gated, built 2016 to 2023 and now sold out. The luxury standard-bearer among Summerlin's newer 55+ communities. Built within the dramatic setting of The Cliffs village, Regency delivers elevated terrain, city views, and the kind of resort-caliber amenity package Toll Brothers is known for at its highest level. More than 450 single-story luxury homes across the Summit, Palisades, and Pinnacle collections.
Heritage at Stonebridge
Lennar, guard-gated, in Stonebridge village in Summerlin West. Completed 2025, the newest chapter in Summerlin's 55+ story. Set against a Red Rock Canyon backdrop, Heritage delivers some of the most dramatic canyon and mountain views available in any age-restricted community in Las Vegas. Lennar's Everything's Included package means premium finishes as standard, including quartz countertops and smart-home automation. 421 single-story homes, all resale.
