Carlisle Peak
Luxury Homes by Tri Pointe in Grand Park
Planning a visit to Carlisle Peak? Talk to Serena first.
Builders commonly require your agent to be registered at your first visit, so do not go alone. Serena negotiates the builder contract, the homesite, and the design center for you, and Tom can sell the home you are moving from.
Carlisle Peak is a collection of two-story luxury homes by Tri Pointe Homes in Grand Park, west of the 215 Beltway in Summerlin West. It is one of two collections in the Carlisle neighborhood, alongside Carlisle Ridge, and it opened for sales in September 2025. Three floor plans run from 3,590 to 4,283 square feet, with 4 to 5 bedrooms, 3.5 to 4.5 baths, and 3- to 4-bay garages.
The neighborhood sits on elevated terrain, with views from select homesites. Plans were designed by Bassenian Lagoni and Woodley Architectural Group, and Tri Pointe lists move-in ready homes available now. This is new construction, which means the builder's sales team is negotiating for the builder from the moment you walk in. Serena Heuser represents buyers in Summerlin new construction, and she should be beside you from the first visit.
The Tri Pointe sales team works for Tri Pointe, and its job is to protect the builder's margin on every contract it writes. Builders commonly require the buyer's agent to register the buyer at the first visit to the sales center. Walk in alone even once and you can lose the right to representation for the entire purchase.
Take Serena on your first visit to Carlisle Peak. Do not go alone. She has closed 50+ new construction purchases across the valley, 20+ of them in Summerlin West, and she negotiates the price, the homesite, the structural options and the design center before you sign anything.
The Carlisle Peak Floor Plans
All three plans are two stories. Starting prices below are as posted by Tri Pointe on October 31, 2026, and they sit below the $1.55 million launch pricing reported in September 2025. Pricing at Carlisle Peak has already moved, and that is where negotiation starts. Base prices exclude homesite premiums, structural options and design studio selections, and Serena reviews all three with you before you sign.
| Plan | Square Feet | Beds | Baths | Garage | Starting Price |
|---|---|---|---|---|---|
| Plan 1 | 3,590 to 3,818 | 4 | 3.5 | 3 to 4 bay | $1,404,000 |
| Plan 2 | 3,668 to 3,914 | 4 | 4.5 | 3 to 4 bay | $1,419,000 |
| Plan 3 | 4,065 to 4,283 | 4 to 5 | 4.5 | 3 to 4 bay | $1,480,000 |
On Plan 1, the optional fourth garage bay can serve as a home gym or storage. Builder pricing, incentives and available homes change often, so Serena confirms current figures with Tri Pointe before you commit to a homesite.
Luxury Design and Features
Carlisle Peak is built around luxury indoor-outdoor living, and most of what makes a home here yours is decided in the design studio. That is also where a buyer without representation spends the most money without a second opinion.
Three Exterior Elevations
Cottage, Prairie and New Century Modern. Layouts center on indoor-outdoor living, with courtyards, private decks and hidden prep kitchens.
Next-Gen Suite
Select Carlisle floor plans include a Tri Pointe Next-Gen suite, listed by the builder as the GenSmart Suite: a separate living area for guests or extended stays.
Design Studio and Outdoor Options
Finishes and options are chosen with a Tri Pointe Design Consultant, and the LivingSmart energy-efficiency program is included. A pool, spa or outdoor kitchen may be possible depending on plan, lot, setbacks and HOA architectural approval.
Why Serena Negotiates Your Carlisle Peak Purchase
Every builder in Summerlin has its own sales team, and that team works for the builder. Serena works for you. With 20+ new construction closings in Summerlin West and 50+ valley-wide, she knows what builders will and will not negotiate, and she stays with you from the first visit through the final walk-through.
Price and Incentives
Paying the posted price when the builder would have moved.
Starting prices at Carlisle Peak have already come down since launch. Serena negotiates the base price, closing cost contributions and rate buydowns, and she knows which builders move on price and which ones negotiate on incentives instead.
Homesite and Structural Options
A lot premium or structural option that never comes back at resale.
View homesites on elevated terrain carry premiums. Serena weighs which premiums hold resale value, and she negotiates structural options such as the fourth garage bay or a Next-Gen suite before they are locked into the contract.
The Design Center
Unadvised buyers routinely overspend $30,000 to $60,000 at the design center.
Serena walks the design studio with you, separates the upgrades that add value from the ones that only add cost, and negotiates design center credits as part of the deal.
Contract and Construction
Signing a 50 to 80-page builder contract written for the builder.
Serena reviews the purchase agreement with you, compares the builder's preferred lender against outside options, and stays engaged through construction walk-throughs and the final inspection.
After a buyer brokerage agreement is signed, Serena will negotiate on your behalf to have the builder pay the buyer commission as part of the transaction. Compensation is negotiable and is set out in that agreement before you commit.
Across 50+ new construction closings valley-wide, the average concession negotiated for past clients has been $43,000. Past results do not predict any individual transaction.
