La Madre Peaks Village: Elevated Grandeur at the Canyon’s Edge

La Madre Peaks represents the pinnacle of the Summerlin West expansion. Quite literally. Situated at the base of the majestic La Madre Mountains and the Spring Mountain Range, this village occupies some of the highest developable ground in the valley, With elevations reaching up to 4,125 feet, residents enjoy a unique “alpine-desert” microclimate that is significantly cooler thant the valley floor, paired with unobstructed, panoramic views of the Las Vegas Strip and the Red Rock Canyon National Conservation Area. 


The village is defined by its diversity of luxury. It serves as the home to Summerlin’s most prestigious new custom-home enclave, while simultaneously offering sophisticated “active adult” living and traditional high-end production homes. Strategically located north of the future 100-acre Grand Park, the village will eventually be anchored by the western extension of W. Astra at La Madre Peaks (Howard Hughes Holdings): This is the village’s most exclusive offering. A guard-gated enclave of 167 custom homesites spanning 171 acres. With lots ranging from 0.75 to over 2 acres and prices starting in the multi-millions, Astra is designed to comete with legendary communities like The Ridges and Summit Club. It sits at the highest point of the village, ensuring permanent, tiered views. 


Active & Coming Soon Production Neighborhoods

  • Esplanade at Red Rock (Taylor Morrison): A resort style community featuring approximately 398 homes. This gated community offers both attached and detached single-story floor plans. It is designed for a resort-style lifestyle, featuring a private clubhouse, wellness center, and direct access to the Summerlin trail system.


  • Agave Ridge (Tri Pointe Homes): A contemporary collection of 99 single-family homes. Known for their “Premium Living” designs, Tri Pointe’s offerings here focus on modern architecture that blends indoor and outdoor spaces, taking full advantage of the mountain backdrop. 


  • Golden Grove (Richmond American): A smaller, more intimate subdivision consisting of 91 homesites. This neighborhood typically features Richmond American’s popular floor plans that allow for significant interior personalization, catering to families looking for a foothold in this high-elevation district. 

  • Cactus Bloom (Richmond American)-Coming Soon: This community will consist of 89-lot single-family homes along 36 acres. It will feature Richmond American’s most popular, large single-story models the Rocco, Rowen, and Robert.

Village Highlights & Connectivity

The Backdrop: Bordered by the L Madre Mountain Wilderness Area, ensuring that the rugged mountain views to the west will never be obstructed by future development. 


Grand Park Access: Residents will live just north of the upcoming Grand Park, which is slated to be the central “emerald” of Summerlin West, featuring massive green spaces, water features, and community gathering spots.
