The Crossing
Summerlin’s Live-Work Village
Working at Summerlin Hospital or the Crossing Business Center?
This is the one village in the master plan where the commute can be a walk.
The Crossing village in Summerlin North, on the west side of Las Vegas, is the most practically self-contained village in the master plan. Established in 1994 across 530 acres in the 89144 zip code, it is built around a unique combination of residential neighborhoods and one of the largest employment corridors in Summerlin, the 110-acre Crossing Business Center. Summerlin Hospital Medical Center anchors the village's eastern edge. Two parks, a public elementary school, and a full range of home types make The Crossing one of the most complete live-work communities in the entire master plan.

Live Where You Work, A Rare Advantage in Summerlin North
Most Summerlin North villages are purely residential. The Crossing is different. The 110-acre Crossing Business Center sits within the village boundary and houses national employers including Allegiant Air, Bank of America's National Dealer Lending Center, Capital One Credit Services, the Williams-Sonoma call center, and Expedia. For professionals employed at any of these companies or at Summerlin Hospital Medical Center next door, The Crossing offers a genuinely short commute, in some cases a walk.
Neighborhoods of The Crossing
The Crossing is a predominantly non-gated village with a wide range of established single-family neighborhoods alongside several condo and townhome communities. The village does not have guard-gated custom estate enclaves in the manner of Hills South or The Canyons. Its appeal is built on convenience, maturity, and a broad range of accessible price points within a complete, well-established community.
Single-Family Neighborhoods
Aspen Glen, Crimson Ridge, Discovery Hills, Highland Hills, San Marino, Sycamore Ridge, West Hills, and Westridge. Established non-gated neighborhoods with mature landscaping and direct access to the village park and trail network.
Condos and Townhomes
Pacific Crest Condos, Red Bluffs Condos, Sunset Mesa Townhomes, and Vintage Townhomes. The most accessible entry points into the village, with low-maintenance ownership and the same location advantages as the single-family neighborhoods.
The Crossing spans the 89144 zip code, which it shares with parts of The Arbors and The Canyons villages. Pricing a Crossing home against comps from a different village in the same zip code produces the wrong number. Neighborhood-level analysis, not zip code averages, is what accurate pricing in The Crossing requires.
Summerlin Hospital Medical Center
Summerlin Hospital Medical Center sits within The Crossing village on a 40-acre campus and is the primary full-service hospital serving the entire west side of Las Vegas. More than 450 private patient rooms. More than 1,400 physicians on staff representing 30 specialties.
Services include The BirthPlace maternity unit, The Heart Institute, 24-hour emergency services, the first Neonatal Intensive Care Unit on the west side of Las Vegas, a pediatric intensive care unit, outpatient surgery, rehabilitation, and three medical office buildings housing more than 300 physicians. For residents of The Crossing, world-class medical care is not a drive across town. It is a few minutes away.
Parks, Schools, and Community Infrastructure
The Crossing Park, 10.1 Acres
Two full-size lighted soccer fields, a junior soccer field, children's play area, picnic ramadas, and community restrooms. Home to the Summerlin Youth Soccer League. Accessible on foot or by trail from most Crossing addresses.
Oxford Park, 7.3 Acres
A lighted baseball field, children's play area, picnic tables, and open play areas. Oxford Park adds dedicated baseball infrastructure to complement the soccer-focused Crossing Park, giving the village two distinct park experiences within its boundary.
John W. Bonner Elementary School
A public Clark County School District elementary school located within The Crossing village, opened in 1997 and named for prominent Nevada attorney and former U.S. attorney John Bonner. The public middle and high school pathway continues at Sig Rogich Middle School and Palo Verde High School in the adjacent Arbors village.
The Crossing Business Center
A 110-acre, 1.2-million-square-foot employment center within the village housing national companies including Allegiant Air, Bank of America's National Dealer Lending Center, Capital One Credit Services, Williams-Sonoma, and Expedia. Summerlin's first business employment center and one of the most significant commercial corridors in all of Summerlin North.
Location and Access
The Crossing sits at one of the most strategically positioned addresses in the master plan. Summerlin Parkway connects directly to US-95 and puts the Strip 20 minutes east. The 215 Beltway is minutes away and provides north-south access to every corner of the Las Vegas Valley, Henderson, and Harry Reid International Airport.
Buying or Selling in The Crossing
For Buyers
The Crossing is the strongest live-work option in the master plan for buyers employed at Summerlin Hospital, at the Crossing Business Center, or anywhere along the Summerlin Parkway and 215 corridor. The range of home types means buyers at multiple price points can access the same location advantages. Serena has represented buyers across Summerlin North and will match you to the right neighborhood before you sign anything.
For Sellers
The Crossing shares the 89144 zip code with portions of The Arbors and The Canyons. An agent who prices your Crossing home against Arbors or Canyons comps, or who uses zip code averages rather than neighborhood-level data, will get it wrong. Tom has sold 99% of his listings within the original listing agreement, built on exactly that kind of precision.
