The Arbors village in Summerlin North, on the west side of Las Vegas, is the single largest village in the northern section of the Summerlin master plan. Established in 1996 across 1,206 acres in the 89144 zip code, it was Howard Hughes Corporation's most ambitious Summerlin North village at the time of development. More than 30 distinct neighborhoods span every product type, from condos and townhomes to established single-family to a guard-gated semi-custom luxury enclave. Four major parks totaling well over 100 acres anchor the village.

Elevated Location, Valley Views Throughout
The Arbors sits at a slightly elevated position above the valley floor, a geographic advantage that produces sweeping views of the Las Vegas Valley from many addresses throughout the village. Views of the Strip, the Spring Mountains, and the surrounding valley are available from numerous neighborhoods, including from within The Vineyards, where the terraced trail system was specifically designed around the elevation change. This is a meaningful differentiator for buyers comparing The Arbors to lower-elevation villages elsewhere on the west side of Las Vegas.
The Neighborhoods of The Arbors
With more than 30 distinct neighborhoods, The Arbors offers the broadest range of residential options of any village in the northern section of the master plan. The Vineyards is the only guard-gated community within the village. All remaining neighborhoods are non-gated, ranging from entry-level condos and townhomes to well-established single-family communities of varying size and character.
The Vineyards, Guard-Gated Semi-Custom Estates
The premier address within The Arbors. A 24-hour guard-gated community of 138 semi-custom homes developed by Christopher Homes between 1999 and 2004. Homes range from 3,061 to over 5,000 square feet on lots from roughly a quarter to over half an acre, with both single-story and two-story configurations. Christopher Homes partnered with Scheurer Architects and Design Tec to produce an elevated architectural character that stands apart from the standard stucco aesthetic. The streetscapes read as curated, with mature landscaping and a terraced internal walking trail connecting to the Arbors Paseo Park trail system. Streets carry wine-country names, Mersault Court, Chambolle Court, Riesling Court. Limited inventory and a loyal buyer pool mean The Vineyards rarely has many homes on the market simultaneously.
Established Single-Family Neighborhoods, Non-Gated
The Arbors contains more than two dozen established non-gated single-family neighborhoods. Amber Hills, Arbor Grove, Arbor View, Chardonnay, and Sonoma Hills are among the most recognized. Brookfield, Napa Hills, Oak Hills, Oak Knoll, Royal Woods, and Westbrook draw buyers looking for established mid-range Summerlin North addresses. Aspen Meadows, Belvedere, Breamoor Heights, Canyon Crest, Cypress Pointe, Desert Bloom, Fallbrook, Glenmere, Marbella, Quail Ridge, Rosedale, Rosewood, Scarlett Canyon, Sycamore Heights, and Woodlands complete the village's single-family offering. Every neighborhood connects to the village trail network and is within reasonable distance of one of the four major parks.
Condos and Townhomes, Entry-Level Ownership
Amber Ridge Condos and Silver Pines Condos provide the most accessible entry into The Arbors, with condominium living in the middle of the village's amenity infrastructure. Cottonwood Terrace Townhomes and Sunset Mesa Townhomes offer attached townhome ownership with garages, a low-maintenance alternative to single-family that still provides access to the full park network, school corridor, and trail connectivity.
The Arbors shares the 89144 zip code with parts of The Crossing and The Canyons. A Vineyards estate does not comp against a Canyon Fairways custom home two miles away in the same zip code. An Arbor Grove resale does not comp against a Crossing single-family home. Neighborhood-level analysis, not zip code averages, is what accurate pricing in The Arbors requires.
Schools, The Most Complete Campus in Summerlin North
The Arbors is home to the most complete public education corridor in the northern section of the master plan, three campuses in close proximity that take students from kindergarten through college. Tom and Serena's own children attended Sig Rogich Middle School and Palo Verde High School during their years living in The Hills village.
E.W. Staton Elementary School
Public elementary school serving The Arbors village, opened in 2000. Part of the Palo Verde feeder pattern.
Sig Rogich Middle School
Opened in 2000 and named for Las Vegas businessman and former U.S. Ambassador Sig Rogich. Located adjacent to Palo Verde High School, so students transition between campuses without leaving the corridor.
Palo Verde High School
A 9 through 12 comprehensive high school opened in 1997 and one of the most well-regarded public high schools on the west side of Las Vegas. Shares its campus boundary with the College of Southern Nevada. It incorporated International Baccalaureate programming in 2015.
College of Southern Nevada, Bob and Sandy Miller High Tech Center
A dedicated higher education facility opened in 1999 on a campus adjacent to Palo Verde High School, providing Arbors residents direct access to college coursework and workforce programs without leaving the community. One of CSN's primary west-side facilities.
Parks, Four Major Parks, Over 100 Acres
No other village in Summerlin North has four major parks within its boundary. The Arbors provides a park infrastructure that is simply unmatched in this section of the master plan.
Cottonwood Canyon Park, 68.75 Acres
The largest park associated with The Arbors, shared with the adjacent Canyons village. A linear park running through a natural desert wash at the southern edge of the village, featuring open areas, trails, native desert landscaping, picnic ramadas, and children's play areas. One of the most scenic trail corridors in all of Summerlin North.
Arbors Sports Park, 16.1 Acres
A City of Las Vegas facility at 101 North Pavilion Center Drive featuring multiple lighted game fields and an Olympic-size swimming pool, the only Olympic pool within The Arbors village. Home to the City of Las Vegas Veterans Memorial Leisure Services Community Center, opened in 2000.
Arbors Tennis and Play Park, 7 Acres
Home of the Summerlin Tennis Club at 610 Sagebury Drive. Five lighted outdoor courts including a stadium court, a lighted basketball court, a pro shop, full-time tennis professionals, and programs for all skill levels. The Arborville toddler play area is also located here.
Tree Top Park and Arbors Paseo Park
Tree Top Park provides 5.2 acres of neighborhood-scale open space and play areas in the heart of the village. The Arbors Paseo Park adds 7.6 acres of linear trail and lawn space connecting The Vineyards trail system to the broader village park network. Together they ensure that no address in The Arbors is far from dedicated open space.
Connected to 200+ miles of Summerlin trails. The 215 Beltway is minutes away, Downtown Summerlin is a short drive, and Red Rock Canyon is approximately 15 minutes west.
