From Summerlin to Henderson and everywhere in between, the Las Vegas Valley offers a breadth of guard-gated luxury living found in few cities in America. Tom and Serena Heuser have spent 27 years living in this valley, closing nearly 1,000 transactions across it, and advising buyers and sellers in guard-gated communities at every price point.
What Separates the Right Community From the Wrong One
Guard-gated living here is not one category. It is a spectrum from European-inspired country clubs with 27-hole private courses to ultra-modern desert estates perched above the valley floor, from established Summerlin communities with decades of resale history to brand-new neighborhoods where the first wave of buyers is still taking delivery.
Guard-gated communities vary significantly in HOA structure, SID and LID obligations, golf membership requirements (some mandatory, some optional, some nonexistent), architectural review processes for custom builds, and resale liquidity. A community that is right for one buyer is the wrong choice for another at the same price point. Choosing well requires knowing the differences that listings and brochures do not explain.
Transaction history is the only measure of experience that can be checked by a third party, and in Greater Las Vegas it is publicly verifiable on Zillow, where sales data is linked to MLS records. Ultra-Luxury, $5M and Above
The valley's most exclusive addresses. Entry prices begin well above $5M, golf membership is typically mandatory or deeply integrated into the community identity, and architectural standards are enforced at the highest level in the valley.
The Summit Club, Summerlin South, $5M to $15M+
The only fully private residential golf and lifestyle community in Las Vegas, developed by Discovery Land Company with Howard Hughes, the same firm behind the Yellowstone Club. 555 acres, a Tom Fazio private course opened in 2017, white-glove concierge, and 136 custom homesites. Membership and real estate are related but distinct.
MacDonald Highlands, Henderson, $1.5M to $30M+
A 1,320-acre guard-gated community in Henderson's McCullough Mountain foothills, anchored by the private DragonRidge Country Club. Custom and semi-custom estates from Blue Heron and Christopher Homes, with panoramic Strip views from elevated ridgeline lots and some of the most architecturally dramatic desert-modern residences in the Southwest.
Ascaya, Henderson, $3M to $15M+
Perched 1,000 feet above the valley floor in the McCullough Mountain Range, Ascaya is the valley's most dramatic residential setting. 313 custom homesites on 664 acres with a 23,000 sq ft private clubhouse. Desert-modern architecture dominates and no two homes are alike.
Spanish Hills, Southwest Las Vegas, $1.5M to $10M+
144 custom estate homes in one of the valley's most established luxury enclaves, built primarily in the 1990s. Generously sized lots, panoramic valley views, and proximity to Spanish Trail Country Club's 27-hole Robert Trent Jones Jr. course. Homes range from 4,000 to 15,000 sq ft.
Premier Guard-Gated, $1M to $5M
The valley's deepest and most diverse guard-gated tier. Full private amenity packages, strong resale histories, and price ranges that accommodate everything from a first luxury purchase to a multi-million-dollar estate.
The Ridges, Summerlin South, $1.5M to $20M+
793 guard-gated acres with thirteen distinct neighborhoods, including the ultra-exclusive Azure collection. Homes run 3,000 to 10,000+ sq ft on quarter-acre to 2.36-acre lots, with Club Ridges, a 9,000 sq ft residents-only clubhouse. Panoramic Red Rock Canyon and Strip views. The valley's most recognized luxury address outside The Summit Club.
Red Rock Country Club, Summerlin South, $600K to $4M+
738 acres built 1999 to 2006 by Toll Brothers and Sunrise Colony, with approximately 1,000 homes plus 100 custom lots. Two Arnold Palmer championship courses, The Mountain (private) and The Arroyo (daily-fee), a 44,000 sq ft clubhouse, and Red Arrow Drive's 87 fully custom estates backing to the canyon walls.
Southern Highlands Golf Club, Southwest, $1.5M to $8M+
A private enclave within the broader Southern Highlands community, centered on a championship course co-designed by Robert Trent Jones Sr. and Jr. Mediterranean estates, Tuscan villas, and desert contemporary homes across a 230-acre golf property, with private spa, fitness center and tennis.
Anthem Country Club, Henderson, $800K to $6M+
One of Henderson's largest and most established guard-gated communities, with 1,700+ homes surrounding a private championship course. Clubhouse, fitness center, tennis and pool, and a broad range of styles from production semi-custom to full custom estates.
Spanish Trail, Southwest Las Vegas, $600K to $5M+
One of the valley's oldest and most storied guard-gated communities, built 1984 to 2005 on 640 acres. A 27-hole Robert Trent Jones Jr. course, a 50,000 sq ft private clubhouse, 15 lakes, and over 1,200 homes from attached townhomes to large custom estates.
Tournament Hills, Summerlin North, $1.5M to $6M+
132 custom homes surrounding TPC Summerlin, the first Tournament Players Club course in Nevada and former home of the Shriners Children's Open, which concluded its Las Vegas run in 2024. Estates range from 5,000 to 21,000 sq ft on generously sized lots.
Country Club Hills, Summerlin North, $1.2M to $4M+
185 custom lots adjacent to TPC Summerlin, built exclusively by Christopher Homes. Refined custom architecture on generously sized lots, with strong community homogeneity and consistent high-end design standards throughout.
Ascension, Summerlin South, $1.2M to $4M+
The newest guard-gated luxury community in Summerlin South, inside The Peaks village between The Summit Club and Mesa Ridge. 561 homes across 261 acres by Pulte Homes and Toll Brothers, six collections, and a 7,500 sq ft resident clubhouse with two pools, pickleball and a golf simulator. No SID or LID fees.
Queensridge, West Las Vegas, $700K to $16M+
An 800-plus-acre European-inspired guard-gated community just east of Summerlin, with signature bronze horse statues at two dramatic entries. Queensridge North and South each have their own guarded entry and private amenities, across production, semi-custom and full custom homes.
Mesa Ridge, Summerlin South, $1M to $2.5M+
A guard-gated Toll Brothers community along the Spring Mountain ridgeline inside The Mesa village, with 300+ luxury homes across four collections up to 5,007 sq ft and an on-site fitness center. More accessible price points than neighboring Ascension while sharing the Summerlin South address.
Mountain Trails, Summerlin North, $1M to $4M+
101 guard-gated custom homes built 1996 to 2004, ranging from 3,758 to 13,106 sq ft. Known for large lots, mature landscaping, and proximity to Red Rock Canyon and the Summerlin trail network. One of the community's most private and spacious guard-gated addresses.
Roma Hills, Henderson, $1.8M to $8M+
127 custom homes built 2000 to 2009 in the McCullough Mountain foothills, adjacent to Ascaya and MacDonald Highlands. A boutique community with panoramic Strip, city and mountain views, strict architectural standards, and estates up to 8,750 sq ft. Blue Heron's Obsidian collection adds ultra-modern custom residences.
Established Guard-Gated, $500K to $3M

Eagle Hills, Summerlin North, $900K to $4M+
153 custom homes built 1995 to 2000 on lots ranging from one-third to two-thirds of an acre. Mediterranean, contemporary and traditional styles coexist on generous parcels with a central community park, tennis courts and a basketball facility.
Eagle Rock, Summerlin North, $900K to $3M+
145 homes in The Canyons village, built 1997 to 2002, ranging from 2,775 to 5,147 sq ft with mountain and canyon backdrop views. A Canyons address means direct access to Cottonwood Canyon trails and the broader Summerlin trail network.
The Palisades, Summerlin North, $1.2M to $4M+

Canyon Fairways, Summerlin North, $900K to $3.5M+
147 custom and semi-custom homes built 1998 to 2004 near the Canyons Center corridor, from 3,147 to 10,495 sq ft, with access to Cottonwood Canyon, a 70-acre linear park. Community park with tennis and basketball inside the gates.
The Fountains, Henderson, $1M to $5M+
139 homes built 1989 to 2002, ranging from 2,946 to 13,149 sq ft. One of Henderson's earliest luxury guard-gated communities, with mature landscaping, a lake and fountain feature, walking paths, and quick access to Green Valley shopping and the Strip.

Lake Las Vegas South, Henderson, $700K to $4M+
The only waterfront guard-gated luxury living in the valley, built around a 320-acre man-made lake in a secluded Henderson canyon. Mediterranean architecture, championship golf at Reflection Bay, the Village waterfront dining, and 12 miles of River Mountains Loop Trail.
Willow Creek in The Willows, Summerlin South, $800K to $2.5M+
A guard-gated enclave of four neighborhoods, Wood Glen, Willow Falls, Heritage Glen and Eden Ridge, inside one of Summerlin South's largest villages. Willow Falls is a custom home community where properties regularly trade well above $1M.
Accessible Guard-Gated, $400K to $1.5M
The guard-gated lifestyle, 24-hour security and community amenities at price points that open it to a broader range of buyers. Many include golf, community pools and full club infrastructure at a fraction of the ultra-luxury tier.
Canyon Gate, West Las Vegas, $550K to $2.5M+

Rhodes Ranch, Southwest Las Vegas, $500K to $1.8M+

Regency at Summerlin, The Cliffs, $750K to $1.3M+
A guard-gated age-qualified community by Toll Brothers inside The Cliffs village, built 2016 to 2023 and now sold out. More than 450 single-story homes across the Summit, Palisades and Pinnacle collections, with a 22,000 sq ft clubhouse and resort amenities exclusively for residents.
Reverence, Summerlin West, $600K to $2M+
A guard-gated village in Summerlin West with production and semi-custom homes, a dedicated community center and resort-style pool. Red Rock Canyon views from the higher lots and direct access to the Summerlin trail network.
Corta Bella at Summerlin, Summerlin North, $500K to $1.5M+
128 homes built 1993 to 1996, one of the original guard-gated communities in the master plan. Homes range from 2,346 to 4,145 sq ft, with roughly a quarter of lots offering golf frontage along the western and southern perimeter.
Tuscany, Henderson, $500K to $1.8M+
A guard-gated master-planned community in southeast Henderson with an Italian architectural theme and a private golf club. Single-family homes, villas and custom lots across multiple price points, with parks, walking paths and an active social calendar.
Astra at La Madre Peaks, Summerlin West, $1.2M to $3.5M+
Formerly Amaya, Astra is an emerging guard-gated community at the base of La Madre Mountain, a 171-acre enclave of 167 custom homesites at the highest point in the city. Commanding Red Rock Canyon and mountain views, with direct trail access.
Provence Country Club, Southwest, $500K to $2M+
A guard-gated country club community with a French Provencal architectural theme and private club amenities. Known for a strong social culture, manicured grounds and an established neighborhood character.
The Canyons, Summerlin North, $500K to $5M+
A 754-acre village in Summerlin North with guard-gated enclaves, production and semi-custom homes, and custom estates at the top end. Home to TPC Las Vegas, the second TPC course in Nevada, plus Cottonwood Canyon park and trails.
The Cliffs, Summerlin South, $600K to $2.8M+
A 450-acre village terraced beneath a 600-foot ridgeline, Summerlin's southernmost. The elevated topography creates view corridors that distinguish it from other Summerlin communities at similar price points, and Granite Heights sits directly on the ridge.
Two further communities complete the 38: the Summerlin villages and enclaves covered in depth on their own pages, and Amara Golf Club in The Ridges, the Jack Nicklaus course formerly known as Bear's Best, which closed in 2025 and is being redeveloped as a private club rather than a daily-fee course.
