Las Vegas Housing Market Update: October 2026

Las Vegas Housing Market Update · September 2026 Data

Where the growth is in Las Vegas real estate

For most of the valley, the market this fall is steady. Prices are holding, and sales for the year are running close to last year's pace. But Tom and Serena have been watching a different story at the top of the market, and the numbers now confirm it: over the past twelve months, sales of single-family homes above $1M grew while sales below $1M slipped.

A big part of the reason is where buyers are coming from. In the second quarter of 2026, Las Vegas drew more house hunters from other metros than any other market in the country, and the top three places they were searching from were Los Angeles, San Francisco, and Seattle. A homeowner selling in one of those markets can often step into the upper end of the Las Vegas market, which is exactly where sales are growing.

Tom and Serena are seeing the same thing in their own business. Three of their latest transactions closed at $1.45M or higher, on both the listing and buyer sides. They are grateful to the clients who trusted them with those moves.

The Las Vegas luxury market in 2026, tier by tier

Most market reports blend every price point into one median. Dividing the valley's single-family sales at $1M shows how differently the two sides are moving. These figures cover the twelve months ending in September, which smooths out the month-to-month swings that come with smaller luxury sales counts.

Two numbers explain the high end right now. Activity is up, with $1M+ homes now taking a larger share of every dollar spent on single-family homes in the valley, an estimated 26% over the past year compared with about 23% the year before, based on MLS dollar volume. At the same time, buyers at that level have about twice as many homes to choose from as buyers under $1M, and they take longer to decide. Growth and choice together reward sellers who price precisely and penalize those who test the market. Explore the valley's guard-gated luxury communities.

Together, these four Summerlin zip codes accounted for about one in three single-family sales above $1M in the entire valley over the past year. The picture is not uniform. In 89135, resale homes drove a sharp rise in MLS sales, and that figure leaves out most of the new construction closing in Ascension, the guard-gated community in The Peaks village, where Toll Brothers and Pulte recorded 55 sales in the first half of 2026 alone. Even so, the 89135 median slipped from $2,220,000 and homes took noticeably longer to sell, a reminder that strong demand does not excuse an aggressive list price. For a closer look at each zip code, see The Summerlin Market Report.

New construction above $1M

While total new-home closings in Clark County fell more than 20% in the first half of 2026, builder closings at $1M and higher held nearly even: 325 from January through June, compared with 334 in the same period of 2025 and 227 in 2024. Several of the busiest luxury builder communities in that report are in Summerlin. Explore new construction.

Bring your agent on the very first visit.

Most builders require your agent to register you at your first visit to a model or sales office. Walk in alone once and you will lose the right to your own representation for the entire purchase. The builder pays for that representation, so it costs you nothing.

Sources. Market statistics: Las Vegas Realtors MLS via ShowingTime InfoSparks, single-family homes sold through the MLS, data through September 30, 2026, accessed October 9, 2026. Monthly figures compare September 2026 with September 2025; twelve-month figures cover October 2025 through September 2026. Medians are reported by zip code because medians cannot be combined. Supply figures describe homes listed on the MLS and exclude most builder inventory. The $1M+ share of dollar volume is an estimate calculated as $1M+ single-family dollar volume divided by total single-family dollar volume for each twelve-month period. New construction: Home Builders Research, as reported by the Las Vegas Review-Journal, September 4, 2026, including the Ascension figures. Builder sales recorded outside the MLS are not included in the MLS figures, and the two sources are not added together. Migration: Redfin, net inflow of house hunters by metro, April through June 2026, based on Redfin website search activity rather than completed moves. Team figures: the team's closed-transaction record as of October 9, 2026, counting each buyer or seller represented as one side. Review count is the sum of the team's Zillow and Google profiles.
