Serena Heuser Named a Q3 2026 Top 1% Real Estate Professional by Chicago Title of Nevada
Chicago Title of Nevada has named Serena Heuser of Huntington & Ellis a Q3 2026 Top 1% Real Estate Professional, recognizing over $8 million in sales for the quarter.
The Certificate of Achievement was signed by Kerrie Kissane, President and County Manager, and John Sanders, Sales Manager, of Chicago Title of Nevada.
The Production Behind the Award
The certificate carries Serena's name, and the production behind it belongs to Tom and Serena together. Their transactions close under Serena's name, with Tom representing the sellers and Serena representing the buyers.
One strong quarter means more when it sits on a long record. Since 2012, Tom and Serena have represented buyers and sellers in nearly 1,000 Las Vegas closings. On the listing side, Tom has listed and sold nearly 350 homes, 99% of them within the original listing agreement. On the buying side, Serena has represented over 630 buyers.
Where the Work Is Concentrated: Summerlin
More of that record sits in Summerlin than anywhere else. Tom and Serena have closed over 350 Summerlin transactions, totaling $199M, across 225+ buyers and 126+ sellers. They have also lived in Summerlin for 22 years, so the community they sell is the one they come home to.
That volume reaches every part of a 22,500-acre master planned community with 25 villages. Tom and Serena have closed over 115 transactions in Summerlin West, 176+ in Summerlin North, and 60+ in Summerlin South.
The work has moved steadily toward the upper end of the market. Tom and Serena have closed 40+ sales over $1 million, with a highest career sale of $4,375,000. Their 26 Summerlin sales in the last 36 months carry a Recent Summerlin Average of $1,139,000.
New Construction Is Still a Negotiation
The builder's sales agent represents the builder. A buyer who walks into a model home alone is negotiating against a professional whose job is to protect the builder's margin, using a contract the builder wrote.
Serena has represented buyers on 50+ new construction purchases, 24+ of them in Summerlin. New construction incentives have averaged about $43,000, and on a recent purchase near $1.8 million, Serena negotiated roughly $235,000 across builder incentives, upgrades, design center credits and a rate buydown. That figure came with that price point, and results vary by builder, community and price.
Thank You
