Las Vegas Housing Market Update: September 2026
Las Vegas home prices stopped rising two years ago. The median single-family sale price was $478,000 in August 2024. In August 2026 it was $475,000. Two years of no growth. The last real increase came in the twelve months ending August 2024, when the median rose 6.8%.
Many homeowners believe prices rose, because one number says they did. The average sale price is up 11.4% over those same two years. That number moved for a different reason, while the median price stayed flat. More expensive houses sold, which pulled the average of all sales upward. The typical house gained nothing.

Two Years of Change in the Las Vegas Housing Market
Everything except the median price moved between August 2024 and August 2026. A house took 45 days to sell in August 2026. Two years earlier it took 31. The number of homes for sale rose 23.4%. Closed sales fell 17.0%. The Las Vegas housing market got slower and more crowded while the price stood still.
Why Las Vegas Home Prices Have Not Moved
Mortgage rates are the main reason. The 30-year fixed rate averaged 6.06% in mid-January and 6.71% in early September, according to the Freddie Mac weekly national survey. Every rate increase takes buyers out of the market at their desired price point. Sales slowed as the year went on, and the market that was moving faster in January is moving slower now.
Prices are not falling. But an owner who bought in the last two years has to know that the market has added nothing to their home value. Closing costs paid two years ago cannot be added to the purchase price and treated as today's value. Owners who bought before 2022 are in a different position entirely. The median is up 17.6% since August 2021.
No valley-wide number can price your house. Neither can an estimate on a home search website. Pricing a house means pulling recent sales of genuinely similar homes nearby, then adjusting for every difference between those homes and yours: square footage, lot, condition, upgrades, view, and the exact week each one sold. A buyer needs the same calculations to know whether a listing is priced at the market, below it, or above it. Getting that wrong is expensive. An overpriced house can appraise below the contract price weeks later, after the inspection and the appraisal have already been paid for. If you want to know what your house would actually sell for today, start with a real pricing conversation rather than an automated estimate.
Las Vegas Single-Family Home Statistics, August 2026
These are the current-month figures for single-family homes listed on the Greater Las Vegas Realtors MLS. Pending sales rose 6.1% over August 2025, which is the clearest sign that well-priced homes are still finding buyers. Inventory tightened 8.4% against a year ago even as it sits well above where it stood two years ago.

The 98.2% figure above measures the sale price against the final list price, not the original one. A house that reduced twice and then sold still prints near 98%. That is why it belongs in a data table and not in a pricing argument. A seller who wants to know how a listing actually performed should ask a different question: did it sell within the original listing agreement, and at what price against the first number on the sign. On a $1,250,000 listing, two reductions on the way to a sale can cost far more than the difference between a correct first-week price and an optimistic one. One national index scores housing markets from 0 to 100 using four inputs: competing offers, waived contingencies, sale price against list price, and days on market. Las Vegas scores 50. Fifty is dead center. The market currently favors neither buyers nor sellers. Two of the four inputs come from one brokerage's own transactions rather than the whole market, so treat the score as approximate rather than precise.

Waiting has not added a dollar to a Las Vegas home in two years. Sellers holding out for a better market are betting on a change the data has not shown. An estimated 47% of the listings that left the market in August never found a buyer. Homes priced above market value sit. Homes priced at market value are still selling: more than 1,800 closed in August, and another 1,945 went under contract, most of which close this fall. Read the sale history before you fall for a price. If a house sold within the last two years, has had no improvements since, and is now listed above what the seller paid, it is probably overpriced. Market appreciation has not delivered that gain, and many sellers are still asking for it anyway.
