Las Vegas housing market: steady prices, rising supply

Tom and Serena's goal is to offer a clear, accurate read on the market, so that sellers and buyers can make their next move based on facts.

Prices are steady overall, and the strength is at the top of the market. The median single-family sale price in October was flat compared to a year ago. The average sale price rose 5.9% from September, a sign that higher-priced homes made up more of October's sales. Builders are seeing the same split: their closings of new homes priced at $1M and up were nearly even with last year through June, while their closings at all price points were down 20% through September.

The bigger story in October was supply. Months of supply rose 22% from a year ago, while homes with offers pending fell an estimated 16%, meaning fewer buyers were ready to commit. More homes also left the market without selling: withdrawn and expired listings rose 20% from a year ago and outnumbered sales. Three things drove the slowdown: increased inventory gave buyers more homes to choose from; mortgage rates, still about a point higher than a year ago, climbed into mid-October before easing in the final weeks of the month as investors moved money from stocks into Treasuries; and, as Tom and Serena have seen over 14 years of experience, buyer activity slows in the weeks before an election. This is still a workable market for sellers who price and prepare their homes well, and for buyers who are ready to act.

In that same market, Tom and Serena had 6 closings in October. When you choose an agent, verify their recent closings. In Las Vegas, 70% of agents close 0 to 1 transaction per year.

How homes are leaving the Las Vegas market

The monthly median tells you what sold. It does not tell you how many homes left the market without a buyer. In October, the MLS shows both.

Single-family homes listed on the MLS

In October, more single-family homes came off the market unsold than sold. A year ago it was the other way around. Pulling a listing can feel like protecting the price, but a home that is relisted later goes back in front of many of the same buyers, with a longer history attached.

New construction in Clark County: the inventory outside the MLS

Builder sales remain well below last year's pace, and the weekly pace of new contracts in September was the lowest of 2026. The exception is homes above $1M, where closings nearly matched last year. Builders are competing with rate buydowns, closing-cost credits and discounts on finished homes.

The 5.3 months of supply above counts single-family homes listed on the MLS. Much of the builders' inventory sits outside it, so buyers have more choice than that number shows, and resale sellers are competing with builder incentives. See how new construction compares.

Bring Serena on your very first visit.

Most builders require your agent to register you at your first visit to a model or sales office. Walk in alone once and you will lose the right to your own representation for the entire purchase. The builder pays for that representation, so it costs you nothing. Serena has represented buyers on 50+ new construction purchases. What the October 2026 market means for you

If your home is on the market

Buyers are still buying: 1,519 single-family homes sold in October, and Las Vegas led the nation in relocation searches this spring. The homes selling now are the ones that win the comparison: priced to what is going under contract today rather than to last spring, and presented better than the builder model down the street. Making that comparison is Tom's work. Across nearly 350 listings, 99% of Tom's have sold within the original listing agreement. Tom reviews that comparison with each of his sellers as the market moves. If you are planning to sell, he will walk through it for your home too. Talk with Tom about selling.

If you are searching for a home

Buyers are in a stronger position than a year ago. Inventory is up, rates have eased three weeks running, and builders are offering rate buydowns and closing-cost credits. Some resale sellers are also willing to contribute toward a buyer's rate buydown or closing costs, while others are holding firm on price. Serena makes sure her clients know which is which before they make an offer: which homes are priced realistically, which sellers are open to contributions, and which builder incentive is real savings on a $1.25M purchase. She has represented over 630 buyers, and she brings that research to every home her clients consider, so they negotiate from a position of strength. Start your search with Serena.
